Sector know-how

Wired for retail & office spaces

A retail or office space earns nothing while it’s closed, and almost everything electrical about it has to be installed or fixed without interrupting trade: display and track lighting, signage, workstation circuits, and the exit and emergency lighting the fire inspector checks. Fit-outs add another layer: landlord rules about the base building, tight possession-to-opening timelines, and drawings that assume the existing panel has capacity it may not have. The electrical schedule is really a business schedule.

That’s how we plan it. We quote fit-outs and upgrades free from your drawings or a walkthrough, verify panel capacity before anyone signs off on a layout, and do the disruptive work evenings and overnights so staff arrive to a working space. ESA notifications and inspections are handled and documented for your landlord and insurer. New Season Electrical is licensed (ECRA/ESA #7019085), carries $5 million in liability insurance, and warranties workmanship for a year. And if power fails mid-trading-day, we’re on call 24/7.

How we work

What you can count on

  • Fit-outs on lease timelines

A lease clock starts at possession whether the space is ready or not. We build fit-outs to a plan that respects it: capacity verified early, materials ordered before demolition, rough-in coordinated with your millwork and flooring dates, and the ESA inspection booked so an occupancy deadline never waits on paperwork. You get a written quote, free, before the lease pressure starts making decisions for you.

  • After-hours by default

Noisy, dusty, power-off work happens when your customers aren’t there. We schedule circuit work, lighting changes, and panel tie-ins for evenings, overnights, and Sundays, stage the site so the morning shift walks into a clean, working space, and keep refrigeration, alarms, and POS powered through the job. When a full shutdown is unavoidable, you’ll know the window in advance.

  • Exit lighting and paperwork

Exit signs and emergency lighting are the first things a fire inspector looks at and the easiest things to let slide. We install, repair, and test emergency lighting, replace dead battery packs, and keep the ESA and inspection records your landlord and insurer expect in one tidy package, so a lease renewal or insurance review never turns up a surprise.

Good to know

Common questions

Can the work really be done without closing the store?

For most retail and office work, yes. Lighting, circuits, and equipment connections are scheduled after closing, and we make sure the space is safe, clean, and fully powered before opening. The exceptions are panel changes and service work, which need a planned shutdown. We book those overnight or on your slowest day and tell you the exact outage window before you approve the quote. Fit-outs in occupied buildings are coordinated with your landlord so neighbouring tenants aren’t affected.

Who deals with the landlord’s requirements, you or us?

Bring us in and we’ll handle the technical side directly. Most commercial leases require landlord approval of drawings, proof of insurance, and licensed contractors for any base-building work. We carry $5 million in liability coverage, hold ECRA/ESA Licence #7019085, and can provide the certificates and documentation property managers ask for. You stay the point of contact for lease matters; we supply everything the landlord’s office needs to say yes and the ESA records to close it out.
