Sector know-how
Wired for property managers & landlords
Managing units means managing electrical you didn’t install and often can’t see: aluminum wiring in a seventies walk-up, a panel bank in a basement nobody’s opened in years, stairwell lighting that’s out on the one landing a tenant will complain about. Turnovers run on tight timelines, insurers keep asking for documentation, and every deficiency is attached to an address, a tenant, and a liability. Multiply that across a portfolio and small electrical problems become a scheduling problem.
We work as the standing electrical contractor for landlords and property managers across Toronto and the GTA, with one number for every address. Turnover repairs get quoted free and done between tenants, common-area and suite work is filed with the ESA so your insurance file stays current, and legal basement suite conversions are wired and inspected properly the first time. When a tenant calls about a dead panel or a dark stairwell, our 24/7 on-call line answers. Licensed (ECRA/ESA #7019085), insured for $5 million, workmanship warrantied for a year.

How we work
What you can count on
One contractor, many addresses
A portfolio runs smoother with one electrical number in it. We keep notes on every building we work in (panel types, known issues, meter arrangements) so the second visit to an address starts ahead of the first. Quotes are free, invoicing is organized by property, and you’re not re-explaining a 1960s panel bank to a new contractor every year.
24/7 tenant emergencies
A dead stairwell light or a burnt breaker doesn’t wait for office hours, and neither does a tenant’s phone call. Our on-call line runs 24/7: we attend, make the situation safe, restore power where the equipment allows, and follow up with a written repair quote the next morning, with the paper trail your property file needs.
Paperwork insurers accept
Insurers ask pointed questions about aluminum wiring, fuse panels, and knob-and-tube in older buildings, and vague answers cost you at renewal. We inspect, document what’s actually there, remediate what needs remediation, and file the ESA notifications that prove it. Legal basement suites get the same treatment: wired to code, inspected, and documented so the suite holds up to scrutiny.

Good to know
Common questions
Can you handle a unit turnover on short notice?
That’s the rhythm of the work, and we plan for it. Tell us the move-out date and what the outgoing inspection found, whether it’s dead outlets, missing covers, or a suspect panel, and we quote it free and book the work inside the vacancy window. If we find something bigger once the unit is open, you get a call and a price before we proceed, not a surprise on the invoice. Where ESA notification applies, it’s filed and inspected before the new tenant’s keys are cut.
What does a legal basement suite need on the electrical side?
Access and a plan. A legal secondary suite typically needs its own circuits sized for a kitchen and laundry, interconnected smoke and CO alarms, and often a panel or service assessment to confirm the building can carry the added load, which sometimes means a sub-panel or upgrade. We inspect what exists, quote the gap for free, do the work to the Ontario Electrical Safety Code, and hand you the ESA inspection record your municipality and insurer will want to see.
